Report Certifications: What Am I Signing and Why?
Students will learn more about appraiser independence and will gain a strong understanding of the differences between limiting conditions and certifications. Students will also learn more about common certifications that are required.
Residential Report Writing vs. Form Filling
Students will learn the advantages of the narrative report and avoid common pitfalls in the use of some forms. Students will also learn to determine the strength or weakness of a report and why.
Scope of Work: Appraisals and Inspections
Students will learn more about scope of work identification and disclosures and obtain insights into the proper collection of data.
Assignment Conditions, Elements, and Results
This course examines assignment conditions in detail, covering extraordinary assumptions, hypothetical conditions, and other types of assignment conditions. The course also discusses and explains the differences between assignment elements and assignment results.
Missing Explanations
This course takes students through the substantive parts of an appraisal report and addresses areas where comments/explanations/rationale are typically needed. It explores ways to add explanations to ensure that the report’s intended users understand it properly and are not misled.
Sales Comparison Approach Reconciliation
This course takes students through the parts of an appraisal report related to reconciliation, mainly addressing areas related to the sales comparison approach and where comments, explanations, and rationale are typically needed. It also covers when little commentary is necessary.
Ethics, Competency, and Negligence
This course explains the USPAP ETHICS RULE and the COMPETENCY RULE, providing examples of everyday issues that appraisers might face. It also clarifies the differences between appraiser negligence and not being competent to properly perform an assignment.
